Yes it's normal to pay cash for one year rent in Lagos. But remember this very important thing. Most rental apartments or houses are jointly owned by relatives which can create a problem.Of other relatives don't agree with the monthly rent charged annually once you pay one year rent you might think you are dealing with the owner but most of the time you aren't.Its a big scam throughout Nigeria that gets repeated over and over.

Babatunde enitan on Sep 28, 2022:

The rent quoted seems to be annual not monthly. In Nigeria rent is NOT paid month but annually

I wonder how much a nice rental place will cost a year in Delta City and what might be the salary in that part of Nigeria?!
As a summary: with how much would I have to count on spending without the rent?
Thank you!

I've been in contact with a Nigerian woman for a bit over 3 years. I started out as a romantic fraud. As she used faulse identity, for almost 1 year and i knew there was something wrong almost from the start. Eventually she as she said came clean, but i'm not even sure if thats true. I try and be careful with imformation, I have been ripped off by her, but she says she didnt know. I'm just really cautionous now about everything.

I am Nigerian in the real estate development business, Nigerian pay yearly rent and not monthly as most country does. I realized when filling in the cost of rent it doesn't specify monthly or yearly hence Nigerian that will fill this part of your questionnaire will assume the answer is a yearly rent. so they write down year rent instead of a monthly rent cost

The most expensive city in West Africa is Ikoyi and its in Lagos, Nigeria which is not the city center and rent there extremely high as it is for billionaires and I am sure Nigerians will feel that is a city center

Lekki can be considered the City Centre
1 bedroom will cost about N1,000,000 yearly (N83,333 per month) to N2,000,000 yearly (N166,666 per month)

3 Bedrooms will be from N2,000,000 yearly (N166,666 per month) to N5,000,000 yearly (N416,666 per month)

Outside of Centre
1 bedroom will cost about N200,000 yearly (N16,666 per month) to N500,000 yearly (N41,666 per month)
3 Bedrooms will be from N500,000 yearly (N41,666 per month) to N1,000,000 yearly (N83,333 per month)

Real living cost in Lagos(being a Lagosian). Few things you need to know about Lagos:
1. Largest city in Nigeria and Africa
2. Economic power house of Nigeria
3. Most populated State in Nigeria
4. About 45% - 60% are slums. (those pictures you see online are pictures of high class area)
5. High Crime rate (it is dangerous to be outside at night)
6. Public transportation is very under-developed and stressful.
7. Lagos is DIRTY .(every where you go you will always see dirts on the ground, and in drainages).
Now lets dive in:
Housing - You will have to pay 12 - 18 month deposit. Getting a cheap place can be relatively easy if you have the cash.
Houses are of low quality except in places like Ikoyi, Banana Island, some part of Lekki, some part of Ajah, Magodo, Surulere.
Renting a room will cost N5000 per month, renting a small apartment will cost N10000 - N15000 per month, renting a two bedroom is N25000-N30k per month.
Clothing - Lagos being a warm place, you can get by with N5000 on average. But if you want luxury, you can spend N15000.
Feeding- Prices of foods have doubled. Feeding depends on you, to save money, DON'T eat outside, buy foodstuff in bulk. Note that in Nigeria we don't use the kilogram for measuring foodstuffs. But budget N10k - N25k for feeding if you want to eat healthy, you can spend more than that.
Public Transport- Public transport in Lagos is POOR. Budget N8000 - N10000. You can spend less than that, if you live a bit close to your work place. Don't think of using bicycle(push bike) to commute if you value your life. We don't use that thing in Lagos for commuting. Owning a car will take out 50% of your salary because spare part are expensive in Lagos, car maintanance service is expensive, petrol is expensive, N145 per liter.
Phone and Internet- depend on you. You can choose the cheap or expensive plans.
Utilities- for electricity - N5000-N20000(electricity is poor in Lagos, 8hrs of power supply per day, infact one week of no power supply).
Waste disposal-free - N2000 per month.
Summary: Lagos can be cheap depending on your lifestyle. I know people who survive on N20000 per month, but with a VERY LOW QUALITY OF LIFE. To live decent as a single you need N200k - N250k per month. And as a family of four you need N600k per month.
I hope that helps.

The naira has fallen to the dollar, so indirectly, cost of goods and services has gone up.

Hey #ItsMe
Rent in Lagos and Nigeria usually cost bout 50-70% of income.
A good number of people have friends rally round to take an apartment. And you have to pay 12-18 months upfront.

ItsMe on Nov 06, 2018:

I'm confused how it's can be????

Rent Per Month
Apartment (1 bedroom) in City Centre1,031.94 $
Apartment (1 bedroom) Outside of Centre618.37 $

Salaries And Financing
Average Monthly Net Salary (After Tax)248.87 $

the cost to rent an apartment 3 times higher than the income???
